The TD Ameritrade Corporate Headquarters consolidates operations which were previously scattered around the Omaha area into a single high-tech sustainable campus. The campus’s 20-acre site was prone to flooding, presenting the challenge of responsibly integrating the building with the existing landscape while remaining operational during a 100-year flood. The site design was completed while Julia, Sue, and Rick were with HOK. The DTLS design team was later hired by TD Ameritrade to oversee the implementation process and serve as Owner’s Representative.

The health and well-being of the associates is central to the design of the campus landscape. The design promotes engagement with the outdoors through the development of strolling paths offering connections to nearby public trails, bicycle infrastructure and storage.  The site also features outdoor activity areas, such as basketball and sand volleyball courts, as well as a 7,000 square foot accessible green roof.  A mixture of fixed and moveable furniture allows for flexible use, ranging from individual seating opportunities to outdoor dining, and from small group meetings to large events. Custom harvest tables were designed in collaboration with the Client and feature repurposed millstone collected from the site, a former grain mill. 

The landscape design includes a number of gardens which feature native perennials and grasses to continue the company’s mission of sustainability and connection with nature, while limiting the need for traditional maintenance.  Plants were selected with the aim of reducing irrigation and traditional maintenance, and all water required for irrigation is collected from the site’s roadways and parking areas. The perimeter landscape approach was further naturalized to reflect the indigenous character of the Nebraska landscape.
